As your Buyer Broker, I serve as your guide, advocate, and expert throughout the complex process. Together we step through the following:
1. Initial Consultation and Buyer Representation Agreement
Establish a relationship is important: I will meet with you to understand your needs, wants, financial situation, desired location, property type, and a timeline.
Explain the Process: As your agent I will outline the entire home-buying journey, from the initial search to closing, and explain my role and the services I provide.
2. Financial Preparation
Referral to a Lender: Finding the right lender is an important to a successful and smooth process.
Secure Pre-Approval: This step is vital as it determines the buyer's true purchasing power and shows sellers that you're serious and financially qualified.
3. The Home Search
Set up a Search: I will uses the tools I have like the Multiple Listing Service (MLS) to set up a customized search for properties that match your criteria.
Schedule Showings: I will coordinate with the listing agents and homeowners to schedule and organize property viewings.
Provide Objective Analysis: During showings, I will offer an objective perspective, pointing out potential issues, and discussing factors like the neighborhood, local schools, property taxes, and market value.
4. Making an Offer
Conduct a Comparative Market Analysis (CMA): When you find a suitable home, I will perform a CMA to determine the property's fair market value based on recent sales of similar homes in the area. The goal is to come up with the best possible offer value to submit.
Draft and Submit the Offer: As your agent I will help craft a competitive offer. This includes not only the price but also contingencies (such as inspection and appraisal), the earnest money deposit, and the proposed closing date.
Negotiate on the Buyer's Behalf: As your agent I will help negotiate and communicate with the seller's agent to secure the best possible price and terms.
5. Under Contract to Closing
Manage Paperwork and Deadlines: Once an offer is accepted, I ensure that all necessary documents are completed accurately and on time, including the purchase agreement, disclosures, and any addenda.
Coordinate Inspections: As you agent I will work with you to schedule and oversee a professional home inspection, as well as any other necessary inspections (e.g., radon, termite). I will help interpret the inspection report and negotiate with the seller for repairs or credits if issues are found.
Work with All Parties: I am the central point of contact, coordinating with the lender, appraiser, home inspector, title company, and the seller's agent to keep the transaction on track.
Final Walk-Through: Just before closing, we will conduct a final walk-through of the property to ensure that it is in the condition agreed upon in the contract and that any negotiated repairs have been completed.
Attend Closing: Together we will attend the closing. I will provide support and answer any last-minute questions, and celebrate with you as you receive the keys to your new home.

As your agent I will work with you to help move you into your new place. Whether I drive a moving truck or move boxes. I am there with you.
